@Lisandro Garcia Obviously you already know how to find a good deal, now comes estimating rehab costs and holding costs. I know BP has a rehab calculator and several books on rehabbing and estimating costs you should check out.

Best advice is to find a reputable and trustworthy contractor. Don't be afraid to fire any contractor that doesn't perform.

@James Midgley The best way I have seen to get a mentor is go to your local REI meet ups with a deal. Start networking and find a seasoned investor who is willing to walk you through the steps and make the deal happen for a piece of it. You have to bring value to the table.

I really don't think there is a "best" way. You have to find what works best for you as everyone's situation is different. For me, I jumped in head first without a second thought. Other's find better success getting a mentor, becoming real estate agents or getting on the lending side to learn the ins and outs. 

Define your goals then look into several avenues that lead to your goal, pick the one that you feel best suited for.

I just got a Prius, a little more than 5k and swallowed some pride, but I get almost 500 per tank and I just filled the tank for $19.48. Can't beat that. It has plenty of room and runs great, gets the job done.

Congratulations thats great! I would be worried about having 5 vacant homes in holding patterns. Are you doing anything to make them seem less vacant towards vandals?
