@Zach Macox Generally speaking for Single family homes the floor plans aren't required to be filed with the local county office, at least in my area. However, depending on the age of the home if you can determine who the builder is you likely will be able to get the plans from their website or contact them directly.

Hey @Jack Payne When I am looking to expand into a market there are several things I look for. Firstly is economic growth. Are any large employers moving into the area? Is there already some form of community? IE restaurants, night life, the arts etc. primed for expansion. Lastly, is the city offering any incentives for housing development, corporations moving into the area or revitalization programs for neighborhoods? I've found icic.org and the Bureau for Labor and Statistics to be a good resource for what to look for.  Hope this helps.

I'm thinking a flat rate fee but not sure if an hourly rate is standard. I've dealt with plenty of GCs but never this.

Hello All,

I have an old client that moved across the country and needs to sell his house which needs some upgrades and remodeling. He has asked me to be the Project Manager since he will be out of town for all of it. I am not sure what to charge for this service?

Scope of work -

Small landscape/hardscaping work in front of home

Kitchen remodel/ countertops and cabinets

One full bath one half bath remodel

Home Office remodel

Built in entertainment center that took up part of the garage removed, wall restored.

Full painting of interior

Any help would be appreciated.
