@Nicholas Miller I almost always trust the landlord before the current landlord. The current landlord may say anything to get a bad tenant out of their property and save them the headache of an eviction or dealing with this person. The one he has already left has no reason to lie.

@Sean Kasperek Depends on what you are wanting to do. I know a guy who makes good money flipping mobile homes and I know others who buy, hold and rent them. They are fairly inexpensive to purchase and fix up so it isn't a bad way to start and get your feet wet.

@Reen Wade Depending on how your your agreement is worded you could make it difficult for the seller. However, it probably isn't worth the headache to force the issue. I'd allow him to terminate and move on to the next deal.

If you are interested in wholesaling I would avoid the RE license and instead use my money for direct mail marketing. Set up a list of homes you plan to target and rotate letters and cards every 4 to 6 weeks. Best of luck.
