Atlanta is great for rentals, the best areas are downtown Atlanta near colleges and Cobb county which is near downtown Atlanta but just more more upscale. Also buckhead is a great growing community for single family rentals.  If you need help locating some properties here in atlanta, you can email me [email protected]

haven't had or heard of anybody with success but keep an eye out for pre foreclosure properties. I ran into a potential lead on  zillow  with pre foreclosure by driving by that property and seeing a for rent sign out front.. Meaning he was desperate to sale before it went into foreclosure ;)  depending on what your niche is it could be useful. Broaden your ways of finding properties though ( yellow letters, driving for dollars, real estate agent or just even networking, etc etc) Hope that helps some

So I do not have any active deals right now as I am just searching the market and driving for dollars for my first property. I have not went farther then that but I am  looking into wholesaling because I don't have the money to invest right now. I'm very good at marketing and very good with communicating with people to get them in (I work as a CRM) so I feel this will be very beneficial but I am stuck where to go next. So I wanted to know the following:

I want to get a little insight on how you got your first deal? (mls, yellow letters, etc) Things you did wrong that you wish you could change on your first deal and what did you do with your first deal? (Rental, flip, etc) How did you fund your first deal and where is that property to this day? 

All replies will be greatly appreciated from beginners to experts =)

Well, I'm still pretty new to this. I want to jump right in and would love to  know about the local real estate meetings. I have been to one real estate meeting before but sadly after they tried to sell me some expensize education, that turned me off. How do I know where the legit real estate meetings are in atlanta?

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
