The very first deal!

So I do not have any active deals right now as I am just searching the market and driving for dollars for my first property. I have not went farther then that but I am  looking into wholesaling because I don't have the money to invest right now. I'm very good at marketing and very good with communicating with people to get them in (I work as a CRM) so I feel this will be very beneficial but I am stuck where to go next. So I wanted to know the following:

I want to get a little insight on how you got your first deal? (mls, yellow letters, etc) Things you did wrong that you wish you could change on your first deal and what did you do with your first deal? (Rental, flip, etc) How did you fund your first deal and where is that property to this day?
