I am surprised to hear you say that there is no skill to buying renting and managing rental property. Given the amount of bad reviews a lot of PM's get I would think you would realize there is skill, knowledge and hard work involved in pulling off profitable PM

Foreclosures are difficult in Missouri where the bank can foreclose 30 days after the notice is mailed. You got to have some hustle. most foreclosure sites would be posting them 2 days before the auction. Best just to learn about auctions and go to them in Missouri. Any one had luck in MO with foreclosures? I've seen the good houses literally be auctioned off on day 30. the less saleable houses take slightly longer.

It seems you should just buy a trailer park, mini homes that people rent. save the contruction cost- let people haul in their own homes. Most mobile home owners become permanent tenants.

apparently the graph you have only covers the population of Kansas City MO. There are over a million when you consider the surrounding communities which are all connected together . It's called KC metro.

Apparently the graph you have for Kansas city only covers population for Kansas City Mo cause there are over a million when you consider all the suburbs and surrounding communities. We call it KC metro.

I know of at least a couple multifamily  and residential deals of 20 + units. PM for details. The multi family is about 40 units but mostly sec 8.
