Tenant had 2 parrots, 2 dogs and several cats. Let the parrots fly free through the house for years and sit and poop on everything. the house had to be stripped down to the dry wall sprayed completely with microban then spray painted entire interior of house with kilz. we had to use respirators to do the repair. The smell would take your breath away. could have made dynamite from all the guano. It soaked through the carpets and into the plywood flooring. The bird poop was actually like cement even on the plywood decking of the floor with the carpet removed.

You can barely get the power company out to fix a sagging wire or any other issue ( wire on tree branch- 3 months to fix) if it's not  directly  power service related. I imagine cosmetic work would be not only costly but non existent .

The positive about this area is that it is in the Center School District which is desirable and considered one of the best in KC. It is relatively easy to keep renters in this area. The drawbacks are it is borderline to some not so desirable areas but one persons war zone is another persons home so these are things to consider. If it were me I would rather own in the center school district than any where else in SKC. If you got a good price on the house and the rent ratio and condition of property are good this could be a good purchase. This is not advice only opinion.

if you are close to UMKC (university) or Rockhill University then you get student housing and bleeding into the Paseo area is not as much of an issue

There is quite a transition from Holmes on the west, traveling east to Paseo would need to know the cross street and address number. Closer to Holmes good, closer to Paseo not so much.
