Don't trip over dollars to save pennies... you have a lot to learn.

That being said you can negotiate with the agent.

This is very untrue statement.  Real estate agents have a fiduciary duty to their clients.  Real estate is little understood by 99% of the people.  While, yes there are many bad agents, your view of it negates the fact that most buyers, including small investors have no clue about real estate transactions and negotiations, nor how to price real estate.  Even if you've done a couple dozen transactions most agents who are qualified will run circles around a non-represented buyer or seller...

 Gotcha.  RSO can be pretty strict and tehy have a rent raise block moratorium now still due to covid...  It's annoying but something you have to deal with if you want to buy locally in LA City.  I wanted to try to reposition a property but it's under RSO...

I got out of this deal.  There doesn't seem to be much small multifamily under 10u in Vegas/ Henderson.

Except in certain pockets all clumped together.  Very different than other cities

Anyoen else local wana chime in?

Keep making offers --not just looking on 'good deals' if you can find them.  Thats the most important action to take.  If they don't accept your offer so be it and do it again.

You can't predict if this market is going to stabilize, crash, soft crash, hard crash, gradually rise, or become a sellers market again.

Or 1031 exchange the property into a larger one in the future.

Most keyboard jockies are always scared to make a move and are spreading fear.  Some macro market issues for sure though.  Buy with caution and run numbers conservatively...but that's always

Note, I have fear in every deal I do even after dozens of them.

.  They're fighting revitalization. Lower crime and small businesses from improving their neighborhoods.  What I've heard is that the 'anti gentrification' groups are run by college kids who don't live in Boyle heights and they just want to stir up issues where they don't exist.

Hi I had some general questions about Miami neighborhoods and in particular the Pinewood area ( west of the 95 and W Miami Shores)

Pinewood neighborhood

How's the area around Pinewood. North shore Medical Center in North Miami area? What would you rate this area

This isn't part of the City of Miami... is this considered Miami Dade county and has no affiliation with the City of Miami? The area is called Pinewood its adjacent to Miami Shores, West Little River, and North Miami

I found a nice small multifamily apartment in Pinewood, but it's advertised as 'west little river' right off 95th st. and Silver Blue Lake.

Goal: Pinewood12 u repositioning apartments. BRRR/ value add so buying at a 4 cap and refinancing in 3 years as a 7-8 cap.

Locations within Miami/Dade

Any locals good at grading the local neighborhoods A-D?  

C/D neighborhoods

From my understandingthe areas to avoid are immediately East of MIA airport, and Liberty city.  Would local investors consider these C or D neighborhoods.  What other neighborhoods in Miami/Dade should I avoid.

I  hear mixed things about Allapattah. Would you consider this B- (closer to Wynwood)/C+ as it goes more West
