Hi I am an investor and was wondering if there is a way to get access to the MLS without an agent/broker?

I hope these pics are good. It's of a wall about 15 feet high and 20 feet across. The crack is about 8-10 feet across in a couple sections.

I have been told by a contractor that they ARE cosmetic and NOT load bearing. But, the bricks can fall out and that is my concern.

Hi we have a building that I'm managing that has a long thin crack in it. It could just need some sort of patching. I hope it's not something structural or that in the worst case the wall collapses.

I was wondering if I should have an engineer, inspector or contractor look at it? Does anyone know who I should go to for this? I'm kind of confused

Anyone have recommendations for the LA area

The market in Los Angeles doesn't seem to have good cash on cash return/ cap rates. What are the better areas within LA to invest since it's such a large area? Should I be looking out of state?

Hi I'm thinking of purchasing a multi-family in Las Vegas.

Anyone familiar with the market?

I'm from Los Angeles, and the potential Cap rates/ cash on cash return in Las Vegas are ridiculously higher.

I'm guessing vacancy rates are also going to be higher, rental income will be lower and there may be expenses being out of state.

But I think we would make up for it because the value of properties is incredibly lower in Las Vegas.

Anyone have advice for Las Vegas investing? What are vacancies, cap rates, taxes like etc? or does anyone have first hand experience here?

Hi so I've been investing/managing several small residential units for about 10 years.

I have a family member who is willing to put in $300K cash for investing in a commercial RE property- most likely a multi family in Southern California- Los Angeles area.

I was wondering how much of a loan we could get with this $300K down, very good credit above 800K.

Also I was wondering if I could partner with him with an S Corp or LLP. We were thinking of 80% for him and 20% for me. I wasn't sure if I would do an LLP

What should I do? Anyone recommend a book or resource for multi-family investing where I am the manager/ partial owner and I partner with someone who has more cash.

I could also possibly pull some cash out of my residential properties for this.

Also any recommendations on areas within the Los Angeles area to invest?
