Hello!

We will be moving to San Antonio TX in May. Looking for a multiplex 3-4 units with a minimum cashflow of 300 per month to start our initial investment portfolio in TX. We will be financing it through VA.

Some of the things we are looking for in a property:

-Minimum repair

-Close to downtown and to the north, northeast, and east of downtown.

-Safe neighborhood

-Separate utilities

We have looked on realtor, redfin, and loopnet and found a couple properties but were already under contract.

Send me a message if you have a deal or know someone that may.

Thank you.

@Jay Helms Yes I did, turns out it wasn't assessed as MHP so I was able to work it out with a bank.  Still pending their appraiser.  Thank you!

I'm also looking for a reliable contractor is the chicago heights area.  My business partner and I are from out of state looking to invest in multiplex, looking for reliable contractors who can get the job done right with minimal supervision.  We are both active duty military so we need someone who can communicate succinctly and be efficient.

I'm a motivated buyer looking to purchase my first multiplex.  I'm looking into three different market, San Antonio TX, Jacksonville FL, and Columbia SC.  Looking for a fourplex below 100K, preferably turn key or requiring minimum rehab.  Already have a prequal letter and hoping to close on a deal by the end of this year if possible!

Cheers!

Post: Investor friendly agent in Stafford VA?

Hi! I will be moving to Stafford VA in the summer. I'm new to real estate investing and I would like to purchase a townhome or SFH to live in it for one year and rent it afterwards. Problem is that the market there is very competitive, in order to stay within my budget I will have to purchase a home around 250k. With that hurdle, I feel like my agent doesn't really try to find me a deal, the agent emails me new listings that I can see through realtor or Zillow. Not even a week before they come on market but rather the day of or maybe one day after they come on market. Is there anything else an agent can do to help me find a better deal than just emailing me new listing that I can see myself? Any input would be appreciated.

Hi everyone! I'm hoping to purchase a 4plex within 2 months. I finished reading "the ABCs or real estate investing" and learned the importance of having a team prior to purchasing. However, the dilemma is how am I going to afford to have a full team with limited funding? So I'd like to hear from your experience who is a must have for the first deal. Any advice would help!

@James You I'm actually going to be purchasing it with my dad and the initial intent is for them to live there. I would like my parents to learn about real estate with this opportunity so that they can leverage this SFH and acquire a better RE investment and start growing their portfolio. Looking into LA downtown area within 30-40 min drive. 3br 2ba. I already have a few houses in mind. Ran the analysis as if I was going to rent them to see if it made sense. But it looks like most SFH in LA area are not really meant for renting, just holding for appreciation.
