Investor friendly agent in Stafford VA?

Hi! I will be moving to Stafford VA in the summer. I'm new to real estate investing and I would like to purchase a townhome or SFH to live in it for one year and rent it afterwards. Problem is that the market there is very competitive, in order to stay within my budget I will have to purchase a home around 250k. With that hurdle, I feel like my agent doesn't really try to find me a deal, the agent emails me new listings that I can see through realtor or Zillow. Not even a week before they come on market but rather the day of or maybe one day after they come on market. Is there anything else an agent can do to help me find a better deal than just emailing me new listing that I can see myself? Any input would be appreciated.
