Does anyone have a good paralegal, attorney or debt collector to help file a claim on tenants who did not pay their rent for 5 mos. I am an out of state landlord.

What happens to the security deposit in this situation in state of Ohio 

tenant lease ended Dec 2021 but tenant stayed on month to month. Landlord continues to receive portion of sec 8 rent for tenant but tenant does not pay his portion ro 3 months.  In March 2022 Landlord sells property to new buyer. Does new buyer still receive the sec deposit from seller with the fact that tenant who is staying in property with new buyer/Landlord but his lease had ended in December.  Or does seller keep deposit due to tenants failing to pay rent keep in mind in lease it states Landlord may use sec deposit for any unpaid rent and such.

@Carolwalls apparently they buy them directly from the banks and put these liens on their marketplace website for investors who join are able to purchase these liens directly from the site.  

Where do you find your liens and is it a highly competitive when looking to purchase.
