@Jeremy Wirths thank you so much.  I am looking for a SF right now to get my feet wet and down the road a MF.  How about you are you invested in NC and if so what town.

Hi would love to hear about investing in rentals in NC. Good areas vs bad.  Prop under $150. Are there any teams out there willing to work with an out of state investor. I'm from Ca. Thank you.

Hello I am a first time investor ready and able to buy a property.  I have a certain amount in cash as a deposit but most invested properties want ALL CASH to finalize the deal.. Is there anyone out there that can help me.  I have good credit and I am a full time law enforcement officer making good income. I just don't have enough of the liquid cash.  Any options or lenders?  Thank you in advance!

HI I am looking for any hard money lenders or any type of lender that would lend up to 100% of the purchase price and with a 30 year term.  Has anyone come across such lenders?

Hello Jon thanks of the response.  I have been doing a bit of research in those states in particular.  Since my price range is that of $50 to $120 right now these states have an up and coming communities with big businesses moving in.  I have found a few management companies that will locate tenants and manage property as well.  I agree with you on the beginning of the flipping due to building capital and to reinvest which is where my dilemma of what should i do first at the moment seeing I only have a small amount of cash to use on my first investment.  May I ask how you started and your experience.

Hi all I live in CA and I am a first time investor.  I have some cash of my own lookimg to invest in either a flip to pull money out sooner to reinvest or purchase a rental.  I am looking in states MI, KY, TN, TX and AZ. 

I would love to hear from other first timers and seasoned your opinions suggestions and more abouf funding most importantly, location states and pros and cons. What has gone wrong etc.
