I don't think they have ADD but claiming it. They use to pay on time, and then late, and then later, and then partial payments.  We allowed them a year to get their working situation together and accepted that they will be late and pay the late fee.  The payment started getting worst and worst with 1st half the payment around the 15th and then the 2nd halft at the end of the month, and then they are late the next month.  That was when we gave them warnings that this is getting extremely delinquent, and they need to get state assistance if they can't pay for rent.  They continue to do it, and we decide enough was enough.  Once we served, they told our lawyer that they have ADD and can only pay in 2 installments.  I would have been ok and not evict them if they pay on the 1st and then on the 15th, but they continue to not care and not communicate and kept on making later and later payments.

Hi Everyone.  This is crazy, but we have tenants claiming they have ADD and can't make payment on time, and need to make 2 payments each month for rent.  Lawyer says law will protect people with ADD and we should work with them.  These tenants have been living there for over 3 years.  Keeping giving us sob stories about needing more time to pay rent.  They keeping on getting worst and worst, making payment later and later until it's over a month due, and then they pay, but then they are late for the following month.  We finally gave them a couple of warnings to make payment on time, and since they haven't we are filing eviction paperwork.  Now they claim they have ADD, and need to pay rent in 2 installments.  Is there something we can do? Is this even a thing?  Never said to us they have ADD, and even with that, does not even make sense for them to claim and the state to allow them to do it?  Any advice would be appreciated. Thank you.

Just was checking on the CT state lease on BP and saw that it hasn't been updated since 2019 version.  There was new laws implemented in 2024 for CT, so wasn't sure if anyone from BP has reviewed that and updated the lease?  If anyone knows, please advise.  Thank you.

Post: Fire Marshall demanding list to correct

Hi.  We have a 5 unit property in Willimantic , CT.  We had an inspection by the fire marshall, and he gave us a long list of things to correct.  He wants us to install permanent heating in all the bedrooms which will cost alot of money that we don’t have.   My question is why was this not corrected years ago if it was so important,  and now they want the new owmers to fix it?  He also noted other miscellaneous items for us to do also, and it seems like he's making a wish list.  Why was previous owners not held accountable,  and now we are stuck with all this to do?  What are my options? When we purchased the property, we assumed the property was inspected by the town and therefore their heating and other fire requirements were up to code.  Any assistance will help, as we really do not have funds.  Thank you.

Hi.  I've been with an insurance company in CT, since I started my rental portfolio, but am looking for other options as it seems their rates have been going up and up.  Any recommendations?  Second question, I have an umbrella policy, is that a good choice?  Any help is appreciated.  Thank you.

Hi.  I have a commercial lease that is going to end in 6M, and looking for an updated commercial lease (previous owner's lease).  Does BP have a commercial lease template?  I like their general apartment lease and hoping there is a commercial sample lease.  If not, can someone point me to another source that might have it? Thank you in advance for any feedback.

Hi.  I'm looking for rental app along with expense/receipt tracking & filing but saw that Stessa is no longer free (receipt tracking for 5M free only).  I currently use rentredi to manage my properties but they don't have receipt and expense tracking which is unfortunate.  Is there an app that has it all?  Thanks.
