Thanks!!! I just gave an offer and I waited. The owner told me to email a contract with the offer on it and they would discuss. 

I'm standing firm and like you said, I'll educate them if need be. They do understand that I'm buying as is and I did discuss with them the repairs needed on the home, which they had been attempting to do, and the comps. So far, it seems promising. I really like your last piece of advice and will make a practice of it.

Thanks everyone! Really good advice from all of you. I know my numbers are right and exact and it is a fair offer. I just have to learn to get past objections. I have to remember that there is a yes out there for every no. Thanks again!! 👍

I'm always still nervous when making an offer to a homeowner. I sit down, work up my numbers, got my comps and repair estimate together and I'm ready to go. Still, I'm always nervous when I present the offer. I know seller objections is at the root of it. Does anyone have any advice on how to handle the objections and help the owner understand how I came up with my offer?

Can anyone offer advice on how to best find foreclosures in this state?  I was thinking of contacting the banks and getting in contact with the person that handles foreclosures and hoping they would provide me with info on their foreclosures, but I wanted to see if there was an easier and faster way of doing this.

Just looked at a vacant house today as a possible wholesale deal. House has hardwood that , frankly, needs replacement in my opinion. I'm no expert though. The house is 1500 sq ft and wanted to know a rough estimate for a cash buyer. It's a major repair and I want to get a ballpark idea of the cost. Any ideas? Thanks in advance.

Generally, how much profit do you look for as a cash buyer? Is there a minimum that you need to receive as profit in order to buy a wholesale deal? I had my own numbers but o decided to reach out and see what actual buyers are calculating.

HI everyone!  Does anyone here do big rehabs?  The reason why I'm asking is because I just found a house that needs a lot of work on the interior and exterior.  The price is very cheap because of all of the repairs that need to be done.  I'm estimating between 35K - 40K.  Anyway, of course, I'm looking for a buyer, but this house needs a lot of TLC so I'm looking for someone who is up for it.

By the way, the house is in Columbia...the Rosewood neighborhood.  Single family home.
