Have you joined the Columbia REIA? They have a mail list that you can post to and if it's a good deal I promise you will hear from a number of cash buyers.

You can get one from your local REIA. Have you networked with other investors? The two contracts I now use in my state came from local wholesalers, like me, and all I did was ask. It was given freely and I had never met them face to face. Give it a try. I doubt you will be told no.

I use HelloSign.  I find them to be cheaper than DocuSign and just as efficient.  Also, they give you a 30 day free trial and you can still send contracts.

Sounds like another wholesaler is jumping onto your deal. I would ask them if they are a wholesaler. If so, and they have a buyer, then you need to decide if you want to do a JV deal with them, which means you would split your assignment fee with them 50/50. I've done it, but since that time whenever anyone contacts me about a property I ask them from the start if they are a buyer or a wholesaler. I need to know up front.
