Hey guys hope all is well... just have a couple of quick questions for those who are using Facebook ads to find motivated sellers

1. Are you allowing Facebook to automate the demographics for you or do customize your own?

2.And if so what type of interests and demographics your using to find motivated sellers?

hello investors my name is Ronald Kimbrough I’m a newbie wholesaler in southern Maryland looking to start taking action and start closing deals I am a manager at a marketing firm and it seems like I’m getting stuck working hard but its not paying off and i rather dedicate that time and energy into myself versus another company where the ceo is really the one making the bread and butter now I’m looking to step into the entrepreneur world and take action super excited about this journey just looking to build a team of like minded individuals and and in need of a great mentor is defitnetly needed i’m located in indian head maryland close to the la plata area so any lenders, mentors, real estate agents or lawyers please lets network and get some deals done and change the lives of people who’s in a bind when it comes to properties

my criteria of homes I look for is single-family homes up to 110K two bedrooms 1.5 bath and usually look for homes that have been owned for 10 years or more i only sent out one mailing list but usually around which try do they finally respond? and how much longer do i wait until i re send a postcard? i know i have alot of questions i just want to make sure if im spending the little money that i have goes to work for me and im really trying to get better at the marketing aspect of this thanks for the feedback by the way

well i tried the direct mail strategy where i sent out around 200 cards due to my budget and the response rate on that was not good so ive decided maybe this market in the nova area is not hot at all so i decided to look into maryland to see if i will have any luck out that way Andrew Michael

hey @Andrew Michael i tried around my area but havent had any luck at all so thats why I decided to try southern maryland because i read  theres alot of deals out there and its a hot market

hi my name is Ronald Kimbrough jumping back into investing and I was wondering about wholesaling commercial properties in southern Maryland is it the same as wholesaling residential properties? Am I looking for motivated sellers or is it just usually a business that owns commercial properties? Any help is greatly appreciated
