Hi Ronald,

I have wholesaled a number of properties in SoMD. It is hard to wholesale regularly in the region due to the lack of inventory/investors. Wholesaling works best where there is a lot of investor, so I think if you want to have a full-scale wholesaling operation, you'll have to expand your geographical area to include most of the DMV, esp. DC and Baltimore.

Rehabbing on the other hand is a viable strategy in SoMD proper. I have rehabbed for 15 years in Charles, St. Mary's and Calvert counties, and during that time have mentored over 40 new investors in the same.

I run the SOMDREIG meetup which meets the 3rd Tuesday of each month at the Custom Kitchens in La Plata. The meetings are free and open to the public and no sales pitches! You're welcome to attend.
