Looks about right when you research the areas of what's in those zip codes.  Location Location Location and those are not locations that would represent our tenant base or at least most desirable areas to live. I am not invested in North Jax - but look into Yulee, Fl. That's a hot area that is growing. Near airport, commutable to city and close to Fernandina Beach. If you need a more insight or a realtor for that area lmk... I do have a license however, I only use it for my own deals but happy to connect you with an Investor who is also a realtor in that area.

@Devin Voelker This is super exciting Devin. Straight to Multifamily using VA loan is so smart. Are you familiar to the areas in Jax?

Stay on BP and keep studying.. hopefully you are already running numbers. If not or you need help - just reach out- I run small multifamily properties -in Historic areas and Class A homes.. I can give you some figures to fill in.

I am with @Andrew Freed on keeping the home.

4 green house & 1 red hotel, as Robert Kiyosaki says… that’s the path/game if you are looking to build wealth.

Cash-out refi for the long hold. Use that captial for improvements on your new property. Rinse, repeat. That’s 2 green houses.

Buying as a primary (less skin in the game- higher COC return ) house-hack that until you roll into a new primary which shifts the prior house over to your asset column. Smart Adam! Keep going. Any small multifamily around you? Scale a bit faster. Good luck!

@Melissa Matthews I found rei bookkeeping. Not based in jax but in florida. Everything is done electronically and this is all they do is bookkeeping for investors. They upload all receipts as well. So no worries on me having to keep receipts. Dave got me caught up and it’s been smooth thus far, no complaints at all. Being able to take that off my plate was huge and worth every penny.

@Reed Bowling I am not on Airbnb - but my guess would be - your 1st line of defense would be your homeowners policy for your entire Property and 2nd would be the policy that Airbnb provides as part of their service when you list on their site - protecting you and the guest. A 3rd level of protection would be an umbrella policy if you felt the need.

Or are you meaning you are co-hosting owners listing on Airbnb ? As this home is not an airbnb property.
