@Dustin Rose I have watched 2 investors on BP go the wrong direction. One burned in a car and the other left the country. They both started with posts in the forums just like this post. @Dustin Rose Can you clear this up?

Speaking from Florida and unaware if this is the case in Indy. Unless you have served notice & proof to the owners that their tree is dead "prior" and its potential to harm your property then I don't believe they are going to be held responsible for the removal of the tree or any damages caused by the tree. Sheds are generally not covered by insurance unless your tenants had an additional rider on it. When a tree falls - The removal and cost burden is on the owner(s) of where the tree falls. Hurricanes bring down a lot of trees in Florida thus there are many owners that know the drill. In the case of a dead tree - that would be about the only time you can get the tree owner to be on the line for the damages - IF, they were notified in advance. I am not an attorney - just offering advice from my personal experience here in Florida. The cost associated is a loss and the cost of doing business. A tax right off is about the only good news offered here. I am not a tax advisor either :)

Nothing like a crisis to reveal the true leaders around us and the lack of emotional intelligence of some. I say abandon this discussion and move on to the newer ones that are discussing some helpful info... like The SBA Economic Injury Disaster Loans (EIDL) @David H. started.

I will waive late fees and work with any of my residents with
hardships. If that means discounting their rent, so be it. Just don't
cough on me!

Trump is an investor. He will not leaves us hanging! I believe its just a matter of time for the financial institutions to start putting out the plan for mortgage payments freeze and roll them to the back of the loan. Similar to what us Floridians experience after a bad hurricane rolls thru. Everything is happening so fast - several times a days its new info.... its coming fellow BP peps.

@Salim Katach I could see $199 covering a line to be unclogged if that's the issue... but that is about it. You mentioned you are interested in purchasing the property. Do your due diligence now and get that system inspected. Tenants have sewage coming up in their tub.. that smells like Sh*t to them but smells like a discount for you! Good luck.

Reach out to Darrell Crews Septic Service - To inspect it means they will have to drain the tank. They will also inspect the drain field. My guess is $300-$350 to drain & another $100 to inspect. Good Luck!
