Florida Airbnb House Hack Insurance

Hi BiggerPockets community,

I’m in the search of a new insurance policy for an Airbnb house hack.

About the property:

Located in Jacksonville FL Historic District

-3/2 home that my girlfriend and I live as our primary residence

-Detached Guest house that we currently rent on Airbnb with 2 night min stay

We’re looking for a policy(or open to separate policies for each) that would cover both the house and Airbnb rented guest house.

Currently we have a policy through security first insurance that allows for short term rentals. However, only allows non Airbnb listed weekly stays.

Does anyone know of a policy that covers 2 night min stays for a detached guest house rented on your primary residence?

Insurance companies we’ve tried so far without luck.

1. Southern Oak- no STR

2. USAA- no STR

3. Proper- extremely high hurricane premium in FL makes this company not feasible

4. State Farm- no detached structure STR

5. First Street- tried to separate the policies for guest house rental and primary residence. Due to the guest house being only 400 square feet. It was not valuable enough to be covered by itself on a policy.

6. CBIZ- do not cover Florida

7. Security First- only cover weekly rentals not listed on Airbnb

Probably a few I’m forgetting

Any insights on insurance providers that would cover a guest house Airbnb in Florida would be super helpful.
