Leaving early - how to handle

Hi ! We currently have a great tenant who has a lease until August 2021. He just informed us he has been offered a promotion, nothing is official yet but he wanted to give us a heads up and see how things would work if he wanted to vacate early (he thinks would move in January if takes the job).

We likely will be able to rent the house with a very short turn around, based on our market, so I don’t see an issue with letting him out early as long as we have someone new in shortly after. He has taken good care of the place so when get inspection for CO we shouldn’t have any repairs/issues.

Maybe have him pay half a month to cover the turn around time?

A full month?

Keep the security deposit?

Any advice?
