Hi @Leo Johnson ,

A HELOC will also be based on credit. If this is your first rehab it may be enough of a return on your money to have gotten the education and experience of a successful flip! As @Ben Leybovich suggested, using the funds from the sale to catapult you toward a better credit profile could be beneficial for you in the long run.

The term "Value Investor" describes such a large range of styles and strategies that it's almost a useless identifier.  I like to think of Warren Buffett as a Value Compounder.  He narrowed his investment parameters and maintained superhuman discipline while tirelessly scouring the investments he had available to him at each stage in his life.  Once he found investments good enough for his standards and bought them at the right price, he kept them.  Multiply that by OPM and you have yourself a winning formula.  Sounds like all you need is a deal that's too good to pass up...

@Shane Jeanfreau :  Back of the napkin calculation says you have a winner based solely on the numbers.  This is quite a coincidence but I recently entered into a strikingly similar deal.  As @Hadar Orkibi mentioned, nothing wrong with the blue-collar demographic.

@Stephanie P. :  I certainly will be consulting an attorney on this.  Sounds like you have a good relationship with yours and I will be needing to find/build one of my own as well.
