It’s been about a month after multiple emails... But a BP post that he’s moved on to other ventures clued me in that I would never get a response...

Sale occurred last year and six month period for closing on replacement properties is next month. One deal on identified property fell through... which by the way was with a frequent TK poster on BP (mis-representation of condition of OOS MF property). 

Anyway, hoping a reputable CPA can help me avoid as much tax liability as possible...

Help! My CPA whom I connected with on BP is not responding.

If you have a CPA you can refer me to, I’d really appreciate it! I have a 1031 exchange happening right now and likely will have boot that I’d like to see how to lessen the tax burden.

So looking for a reputable, knowledgeable and reliable CPA.

Hello,

Did anyone visit Cleveland and meet with the company?

Just wondering how that went or if you bought sight unseen through website.  Apparently sales happen so fast that waiting to meet within a week is not an option and that buying on line is preferable, because sales happen so fast..  Just don't know if I am asking for too much to meet first.

Patrick, I think you hit the nail on the head of what I was suspecting.  Mine came in "just above 4" and it was done within an hour and-a-half test.  My realtor is telling me the buyers will want concession and advised me how much it will be and that I should complete the remediation. 

I will do my own testing should the deal not happen, and hopefully the correct levels reported will be within a safe range.

Hello BP community Hopefully someone has some knowledge or experience with radon testing in the Portland market. Are you seeing this as an issue in transactions and how have you handled it either as a buyer or seller? Are tests reliable or anyone have recommendations? Thank you in advance for your input!

Hello I’ve been doing some research on ADUs and it seems that City of LA is being very proactive in making it easier to permit the unpermitted additions. I would do an inspection to see if there are unsafe conditions or obvious issues you know you will need to correct. LA City has a shortage of affordable housing so I suggest you plea your case that way. That said, not sure if East LA has their own permitting counter or if you need to approach City of LA Bldg Dept. Good luck!
