Isnt that the guy that was posting alot on this forum as an professional manager in Detroit?

Wondering if anyone has a current timeline for the Detroit Courts to hear a case for Eviction.  I have had my filing in since July of 2022 and no word yet of when a hearing is scheduled. Does anyone know if there is any recourse to speed up the hearing when the property is becoming a nuisance to the neighborhood?

@Lisa T. I have been considering same thing. They don’t respond to me and then when they reach out they claim my email is wrong… I think it’s to create a paper trail to “show” they have communicated with landlord. Their accounting is messed up so I am having issues trying to figure out what they owe me.

I really wish RWN has stepped in sooner to assist with issues of PM… due diligence only works so much and we rely on their relationships with third parties.

I recently switched to RPM and initially it was presented as a smooth transition… not so. Section 8 is a problem on these transitions and found out about that later. Kind of wonder if I’m walking into the woods again.

I am in the same boat, but didn't get the clue until recently and have discovered what Autumn has not done with my property.  No inspections whatsoever, lease lapsed and no interest in managing property. I have cancelled management agreement and they are unresponsive.  I wish RWN had followed provided communication about this problem when their clients started experiencing problems with Proway and Autumn.  This OOS has turned out to be the worst performing property of all my rentals, and to top it off the management has been terrible.  I hope to have better results from new management!

I hope someone can help me understand about notices to tenants with partial rent payments, and rents in arrears.  I was just notified by a representative with a Washington State landlord association that all notices should be suspended to tenants in arrears or who made partial payments at this time. I was trying to set up a partial payment plan for partial rent unpaid for July. Has anyone recently sent out notices?  Thanks for your assistance!

Do you think this is all driven by lenders and what appraisers do to "fit" the numbers.  I would think that lenders who in turn sell their loans stand a lot to gain by having "equity" or market value to sell.  Not sure if I see it right, but it seems all lenders are selling out their loans. I would think it plays a role in how appraisals come in.

Have you considered finding a property that you can add or renovate a garage into an ADU? This might be the way to add value to property and likely some positive cash flow..

I've been shopping around for a conventional refi on an investment property, and some of the big banks have stopped doing any cash out right now. Others are requiring 60-70% LTV.
