Hello,

I wonder how you all are doing if your rental is managed by Airbnb, VRBO, Booking.com, etc. during Covid.  How is everyone handling reservations that get cancelled or local ordinances temporarily placing restrictions?  Thanks for your input!

I have a single family vacation rental home that has reservations in place for the summer starting in June.  Historically, it has been a g rental, and hopefully i don't get cancellations for reservations I already have. I have some questions regarding extra measures rental property owners may be taking with vacation rentals during the Covid 19 pandemic.   I would really appreciate to get some feedback about how extensive your cleaning procedures are when you are doing a turnover. Have you noticed if you need to sparingly/limit toilet paper and paper towels for guests.  Have you changed your habits in food supplies available to your guests? In areas where there is easing of restrictions and/or no restrictions on vacation rentals, what have you seen in demand for your rental(s)?

I have an on line property management in place and a cleaning crew, but I am wondering if anyone has run into issues, questions/concerns from their guests.

Regardless of the SDIRA, I felt it was my sisters property anyway, but because of probate I had to inherit the property as one of two heirs so she can have clear title to sell.. she was already offered a price for land much more than what was offered 5 years ago... but I don’t have cash to buy it at offer price to be fair to my sis..

My sis and I inherited a piece of property from our parents which was bought by our mom many years ago. We had to go through probate on this raw land and soon we will have title but I will be quit claiming my interest to my sister. Can I buy the property from my sis with my SDIRA? She needs the money now and needs to sell but the property looks like it’s in an potential high growth area. I don’t believe my sister is a disqualified person? However I will hold title very briefly from probate (my sis paid all property taxes for several years and during probate) before I quitclaim to her...

Any ideas if and how I can purchase through SDIRA?

Hello BP community

What would be the best source of financing for a duplex that has one habitable unit and other is not habitable due to fire damage.

The habitable unit likely needs some updating as well.

I assume a conventional lender won’t lend on the property with one unit uninhabitable.

Any ideas about how to do this?

Post: Criteria for approval with co-tenants

Hello all BPers!

I would like to know if you can share your criteria for income when there are co-tenants? Do you assume each one will need to have ability to pay all the rent, but then the reason they have a co-tenancy is probably because they can’t afford it. My lease will hold each responsible for rent payments and other lease obligations.

I am looking to see criteria to inform applicant and avoid any issues of discriminaron in approvals.

How do you handle security deposits in this case?

Thank you!! I was trying to remember the doctrine I was quoted. Upon signing docs I would think I’ve accepted contract for purchase/transfer of property...  which is binding.

Makes sense. Do you happen to know if IRS has an opinion letter concerning this?

Hello

Hope you can help with a technical question about 1031 exchanges.

Does anyone very familiar with 1031 exchanges know what IRS considers having rights of ownership in replacement property that is considered sufficing the 180 day time frame to own replacement property?

Does the deed need to record or can it be the date

you sign deed of trust?

Running into the 180 day deadline and the documents will be signed in time but record 1 or 2 days after deadline!

Help!
