As @Lane Kawaoka said above, if you're buying anything in Ohio below $75-80K, you're buying C class.
Even worse than buying a property with a true $75-80K value at 100% of market value, many Turnkey Operators are selling junk at $80K that's worth $40-50K on a GOOD day. It's abundant, and it really ticks me off.
I had a client reach out to me today on 2 he bought in Cleveland from a very reputable name. He paid $49K and $64K and both were absolute D class ghetto trash I wouldn't ever pay $20K for even.
PLEASE do your research. I can give you a few easy pointers for buying in ANY area to at least have a head start on remaining safe. Very simple stuff anyone can do.
But do not fall in love with any provider. I see people right here in Dayton and Cincinnati selling overpriced trash as well.
Most of our properties start at $80-100K and average $125-150K for a quality A class property.
If you're getting double-digit returns, you're not buying A-Class. And even if you think you are getting great returns on a C class property - don't be surprised when it turns into a 4% return after your first bad tenant trashes the home and costs you $11K in repair bills that wipe out THREE years of your net profit! I saw exactly this on a C- class home we manage for a client friend of ours (we didn't sell it to them). Drug needles everywhere, mold they had let grow in the basement, walls opened up to hotwire electric, etc.
I've seen this 15X in C/D class junk, but never a single time in an A/B class area!
I've seen it all, and sadly, it's common. I have several testimonials from clients, even Realtors and Brokers who should know better, saved in my email. Many that say something similar to "thanks for the great property, I'm still angry I was screwed over by XXXX Company who sold me a $72K property. I sold it and was only able to get $30K out of it!
