Post: Renter's dog destroyed lawn that was professionally installed by landscape company

 I would 100% stay go with the professional service because at the end of the day the tenants will not repair it like a professional will but on the other hand would that be legal in your area??????


I would advise to find a lawyer or a attorney that specializes in real estate and throw a couple of bucks there way so that you can get their illegal advice and if you can legally charge them to replace it professionally 100% do that

Now you have to go to court either way to fight them off with the security deposit and you have all the evidence you need to slam dunk them in court. Just think of all the grief, anxiety and pain they have put you through with this whole situation. Do you want another land lord to go through this knowing that you could have stopped it??

It is a very good idea to diversify your portfolio and it all depends on how bad the neighbor hood is because some people don't feel comfortable anywhere that is not an A neighborhood so as long as it is above a C (that's just my opinion) I think you will be good. The only thing you will have to put more time into is screening since it is not a upper upper class neighborhood

side note- don't just ask people to be your mentor that is something that comes from a mutual benefited  relation ship that over time turns into friendship. It has to happen organically and if cant be rushed, the best place to find that is in your local real estate clubs or meetings

 Hello, I think it’s really awesome that you’re just now beginning and you are already coming to the forums to learn so the first thing you need to do is to continue to stay on the forms and you also need to be reading all of the bigger pocketbook and start listening to their podcast to soak up as much knowledge as you can and as long as you do that, you will have all the knowledge you need to start and regarding your question I do not advise to buy a single-family house just to live in it without a rental property aspect so it’s OK if you want to live in the house as well but you will have to either get a multifamily property or you could also buy a single-family home and rent out the other rooms  now see when you have a property that you use just for your family then you have to pay the mortgage every month which is building your equity, but that responsibility is solely on you whereas if it has some sort of rental property aspect, there will be other people helping you build that equity if you were to buy a property just for yourself that is something that will be taking money out of your pocket every month while as a rental property if you buy right will be putting money in your pocket every month the only exception to what I just said is if you buy a property for yourself or just for your family to live in, you could do a live-in flip to where as you’re living in the property you rehab it while your living there and if you buy right with enough knowledge, then when you turn around to sell the property, you will make profit

Honestly this deal could look really bad to someone and at the same time look really good to someone els at the same time. To me it looks really solid but the only thing that matters is your business plan and how you set up your goals that will determine if it is a good deal for you.

I havent done any flips yet so I might be wrong but im confused on why it is only 300 dollars a month to hold?

My biggest pain point has been not knowing all the little things that could have helped me out if I put them in the lease that would have helped me snip some of my problems in the butt and for context I am a roockie with only one rental property 

Tenants will not move in with out all utilities in their name 

When tenants move out they will sign a move out form for all damages if any over a reasonable amount 

Tenant will not hang fie traps out side of home 

those are just personal examples of some of my issues with my one tenant so what would be really help full is some of the little things that you dont even know that you dont know

I have also been told never to allow cash and one of those people was Brandon on the pod cast on in his books as well but there are a couple I am looking at right now and one of those is apartments.com and it seems to be good especially since it is completely free for the landlord and the tenant
