Seeking Guidance and/or Mentorship

Hello, 

My wife and I are unsure of what our next real estate investment should be. We have a single-family property in each of our names (one is fully rented and we are house hacking the other one). For our next investment, we would love to buy a multi-family property to scale our portfolio instead of limiting ourselves to single-family residences. Our concern with this is that it seems like most multi-family properties that would cash flow in our city are in areas that we do not feel comfortable raising our family in. Therefore, we are stuck between the decision of putting down 3% to live in a single-family residence in a nicer neighborhood, or putting 20% down on a multi-family property in a riskier area. I would appreciate hearing some of your opinions on what investment method you think would be more beneficial. Additionally, if there is anyone in the Houston area (or TX in general) that would be interested in being a mentor, we would definitely be interested!
