You should require all your tenants to carry their own renters insurance. It can be as little as $10-12 a month cost to them and let’s you sleep at night.

State Farm doesn’t discriminate against dog breeds so a renters policy with them will cover the liability for a pitbull.

@Steve Armstrong I live and work in jtown. There are plenty of renters but it's much more expensive to get into a SFH in jtown, so it would be more of an appreciation play than for cash flow.

For example, my personal home has appreciated 25k since I bought it in oct of 2017.

Buechel would be a better spot for cash flow properties. Not as nice of an area like jtown though.

@Lauren Kendall you can start BRRRR'ing with little cash. Do you have a hard money lender willing to work with you? contractors? wholesalers or realtors sending you potential deals?

@Rob Bergeron i've been looking at houses in smoke town that would be total gut jobs down to the studs. I struggle to find good comps on rehabbed homes (my realtor struggles too). how do you determine a good ARV in areas like this that still have a ton of vacant and beat up properties, but is on the up and up?

@Maneesh Joshi in that case, i would just look up a different SF agent in Philly. there is no reason they cant cover you if you are actively looking for tenants. vacancy would only come in to play if you knew it was going to sit vacant for a long period of time

@Maneesh Joshi maybe its different here in KY, but i've never had to turn in a lease agreement for any of the rental properties I insure for my customers. if you are rehabbing the property, you should have 6 months to get that done, but will have to put the vacancy endorsement on the policy. then remove the extra endorsement once its rented out. 

maybe try a different agent...

@Allyson Edwards RUN! run from that insurance agent! he sounds like the worst agent in California haha. You will need a separate Rental Dwelling policy to cover your rental property. reach out to to a local State Farm agent ( or any local agent you can meet with in person) and they can help you get the right coverage and an umbrella policy.
