@Phil Clark congrats on making the decision to get moving. The first one is always the hardest. Are you familiar with Louisville? what part of town is that 4-plex, 195k is fairly cheap. Also, if you have nothing to invest, i would try to start wholesaling in your area to raise some funds.

that state farm office must not have understood what you were doing. If you are living in one of the units it should be a homeowners policy. The quote should look much more similar to the one you got from USAA. when we quote homes, it gives us an option to select it as a duplex. 

i agree with the 1,000,000 of liability coverage. and always have your tenants have their own renter's insurance to cover THEIR belongings.

@Steve Armstrong Brandon turner's book on managing rental property has a good section about marketing to certain groups without breaking discrimination laws. to find more college students, using phrases like "close to campus" "short walk to entertainment", "on campus bus route", etc. should help make your listing stick out to college students

A renters insurance policy gives the tenant their own liability coverage. Most large apartment complexes require at least 300k of liability coverage.

It benefits you as the landlord because if their dog bites someone, they can handle it through their own policy not yours. It takes a lot of liability off of you as the landlord.
