Hey everyone,

There is this property that I am looking at and its not in a particularly nice area, however it is 2 blocks of downtown and a major tech employer in Raleigh. I feel like it could be a promising property if Raleigh plans on expanding in its direction but it could be a headache if they don't. How can I look up the city's development plans and tell if money is going that direction?

I have found two vacant homes in my city that are owned by LLCs that have owned them for 3-5 years. Would it be a waste of time to market to them?

One LLC is local and the other is based or was founded in Georgia.

Brandon McLean it was originally two lots that are going through the process of being combined and rezoned into a medium-density residential lot

Are there any investors that specialize in land development in Raleigh? I'm new to investing and haven't had a chance to attend a TREIA meeting and wanted to network with some.

Okay, I sent out a yellow letter to the owner of a property looking to wholesale the home. However, I just found out that he has had it rezoned to a medium density residential piece of land. I am new to wholesaling and have no idea how to handle a zoning issue or how to pitch this to a buyer.

Should I give up on the lead or find a developer?

Also, what information should I put together for a developer that I may end up being able to pass this lead on to?

It's 1.5 acres of land and they want 700k for it.

@Brent Coombs I didn't pay any guru's lol just listened to these two goofs that started a real estate forum, drove around looking for homes and just dove in. Kinda silly I guess lol
