Hey Jonathan, it’ll depend on a couple of different factors. You mentioned their isn’t any comps, did you already look on airdna or mashadvisor? Also the comps that you’re looking at how long have they’ve been up for? As for the regulations just look up the county if they need any permits and cross check if there’s a hoa regulation. Personally for returns I like to be conservative with my numbers. Lake towns usually are 80% booked on the summer months and the 20% for the rest of the year. You can make it a mid term rental on those off months. Hope that helps.

Like Landon said, as long as it makes sense you should do it. Dscr loans are great for scaling. But I would set up your first Airbnb, maybe for a month or 2 and make sure you actually like hosting. Most people believe its hands off, which it can be if you put the right systems in place, but it does require work. Good Luck and congrats!

Hey @Al Caan look into the county regulations for Joshua tree, there's some counties that are requiring permits now. On top of that if you're going to jump into it consider a lot more than 6 months. All your profits would be lost on the furniture cost alone for such a short lease.

I would contact a cpa since they are the ones that could help you get the right answer. But most investors from my experience make the llc in the state they are operating in for tax purposes.

Hey @Cody Dastrup just something to consider before making the investment. A lot of condo/townhomes have strict hoa's and can make amendments at any time to not allow strs in the complex. I'd recommend just going with something without an hoa. I'm in Az if you're interested in chatting more.

Hey @Alex Welstad if you haven't found one yet this is what I recommend, go into fb add find the local wholesaler groups they post daily new deals. I know this because I belong to a few, I'm in Tucson Az and this way you're not spending extra money on mailers. I specialize on str so if you'd like to chat let me know!
