Hey @Tomás Gonzalez I understand the situation you're in, to avoid doing so much cold calling send out mailers, I use propstream and send them out and typically just get phone calls from people that are actually interested. Do a couple more deals and raise some capital enough for a 10% down on a brrr and go from there, flip a couple of properties in less expensive markets. I know it's not easy, but you have to be resourceful. Hey @Andria Kobylinski would you mind letting me know how you structured it? I'm in a similar situation where I'm looking for a capital partner for and str but want to see the different ways of structuring it.

Thank you @Bob Reinhard I appreciate the info. I contacted the county assessors office and they also provided the same info. Seems that there's a couple of tax liens already on the property as well.

Hey guys I have question. While driving for dollars I found a property where the owner passed away about 5yrs ago and from doing research it doesn't seem the have any heirs. There are back taxes of about 2k. My question is what's the best way of acquiring the property. Should I pay for the taxes and file a lien on it or what's the best way?
