RM1 just means multifamily. It does cost quite a bit more to rehab into a triplex. But legally if theres 2600 sq ft of room you should be fine.

Good luck!

I'd have to check with the co-founder. He handles the buyers side of the transaction, I handle acquisitions. I just know that we have done a handful of deals with Investors that have a license, its not uncommon.

We wholesale and have done deals with Investors who are agents in Philadelphia. I would say to check with your legal team to make sure its legal in your state.

Hey guys, was thinking about throwing together a free FB group for new wholesalers. I've been doing wholesale deals for a little bit under two years, and I've learned a lot during that process. I was fortunate enough to have good mentors, most people are not.

I think if we have a group of wholesalers doing things the right way, it looks better for the whole industry.

We could share problems were running in to, specific things like how to talk to sellers, how to find buyers, etc.

In addition to that, a lot of people would be going through similar struggles and overcoming them at the same time.

I also think a lot of times that wholesalers are afraid to post on BP because they tend to get crucified in the comments.

I dont know, just thought it would be something that would be valuable to a lot of the new wholesalers around here. If thats something you're interested in, let me know.

 Thanks a ton Kyle!

Trying to buy a duplex in Philadelphia and want to analyze the property the right way.

Im looking to put 10 to 15% down @4% rate.

What should i use to calculate vacancy/repairs /capex?

What should the cash flow be per door in Philadelphia or in general?

When was the last time it was renovated? That'll be a unknown for your repairs and capex. I do 8% vacancy. Repairs between 5-10% depending on how recently it was renovated. CapEx between 8-13% depending on when it was recently renovated. Cash Flow between 100-200 a unit.
