A licensed agent who has a listing I want to buy.

Question??? How do you wholesale with a realtor?

Everything I've researched is preparing me to deal with everyday people hoping to sell their houses, but what's the difference when the seller is a realtor??

Would I use a different contract between me and the realtor as opposed to me a normal seller??

Would anyone happen to know a good telephone answering service. I have a full time job and will not be able to answer the phone when its ringing. I will be able to call back during lunch and after work. I was thinking about creating a good voice message to let sellers and buyers know that I will definitely return their calls shortly, but shortly may be 3 to 4 hours later. if anyone can help it will be greatly appreciated!!!

Our plan is to wholesale a few deals and then start flipping/rehabbing. I'm not exactly sure what license I should be applying for.

Thanks for all your comments. I know wholesaling is legal in Florida, but wasnt sure how to phrase the answer if asked about a license. I definitely was not going to lie about it. Honesty is the best policy!!

QUESTION: My partner and I are wholesalers and we are not licensed......yet. Although, we have a legit business, I'm not sure what to tell the seller if they ask, "Are you licensed?" Could someone please help me out???

Hello all, 

I obtained a couple one page contracts. One for the seller and one for the buyer. Is it standard practice to have the title company verify them first before I make any wholesale deals??

Once I find an investor friendly title company, what questions should I ask to get accepted and bring business to that title company??
