@Ethan Fowler I recommend buying a nonconforming duplex. As with most homes in NOCO you can buy a home with an unfinished basement and renovate it to make it a second living space. The rental income won't cover all of your mortgage but it will definitely help cover your expenses and when you move out you will be able to rent the up and down stairs units, creating more income in the property.

Hey Josh, 

Welcome to the BP community. It's a wealth of knowledge and many people here are open to help. I recommend finding a REI meetup in CO Springs and network in person as well. You'll gain a wealth of knowledge by just talking to people and telling them about your goals and your most importantly, your "Why".

In your last year read as many books as you can about REI. Then reread the books that stood out to you the most.

I'm a new agent and I'm looking at picking a Brokerage company to work for. I already interviewed one that I really like but I'm curious why everyone chose the brokerage they work for and why they enjoy working in that brokerage firm? Was it for the training, commission splits, environment? I would love to hear your thoughts.

Good morning BP, 

My name is Kevin and I am currently active duty Air Force stationed in Washington DC, and I'll be transitioning into the CO ANG early next year. I'm also working on my CO real estate license as well. I was hoping to network with some other realtors, lenders, property managers and wholesalers and pick their brains about the different zip codes around that area. If you're interested I'm also looking for partners to work with in the near future. I'm motivate to learn and I hope we can benefit from sharing each others knowledge and love of REI.

I just want to start off by saying good luck. Real estate investing is challenging but very rewarding. Remember that real estate investing is a people business so I recommend networking with as many people as you can. 

In regards to your questions. I would start by calling the top property management companies in Chicago. From my experience talking to property managers in the past they know the best places to buy. If you plan to BRRR they will also tell you what properties and upgrades will attract the most tenants.

To find top property managers do a google search and get the phone numbers of top rated PM companies that have been in the business for a long time. Have your questions ready. If they seem legitimate and you have a good feeling with them offer to use them as your property managers.

Post: First Direct Mail Marketing Done

Good evening BP Community! 

I just wanted to share that I just completed my first first step towards doing a direct mail marketing campaign for the Cincinnati market. I'm am brand new to direct mail marketing so I don't know if what I did will get me any leads but I figured it's better to try and fail than to never try at all. I also wanted to share how I did it to hopefully help any newbies like myself get started doing a direct mail campaign of their own.  

I found my list using Propstream (https://www.propstream.com/) and used their tools to filter the list down to what I am interested in investing in. It took me awhile to figure out how to use all the filters and I'm sure I will continue to make adjustments to my list in the future, because like I said before; I'm a newbie to this. I filtered the list down from over 14,000 properties to around 183 properties. I filtered out the property types, occupancy status and years owned/equity in the property. I then crossed referenced the zip codes with the Trulia crime map to make sure that those properties I was hoping to buy in wasn't in a war zone.   

I then took that list of 183 properties and exported to an excel document and uploaded it to the application Ballpoint Marketing (https://ballpointmarketing.com). This application is cool because the mail that it creates looks like hand written letters, making it look less like an advertisement. It cost me around $273 for the 183 letters but it was worth it. I figured if I was going to handwrite 183 letters it would at least take me at least 5 mins to write and address and stamp the letters. 183 letters x 5 mins = 915 minutes. 915 mins / 60 mins = 15 hours. I was able to save around 15 hours of my time and direct it towards finding and analyzing more deals. 

If anyone has any advise one what to do once the letters are sent out would be greatly appreciated. I heard that following up with your letters is an important step. Any advise or systems that you use to make this more efficient?

Thank you. I've worked with many JTACs. I was stationed at Fort Hood as a weather forecaster and worked right next to them.

I'm currently reading that book right now and it seems to have a lot of good information from what I have read so far.

Thank you for your insight. I did some more research and I decided to go with VanED. So far it's pretty good. How much did you study before taking the test? I'm definitely not the greatest test taker so I'm going to need a lot of prep work.
