I have been house hacking my 4br SFR for a little over a year now. All 3 of my tenants are federal employee coworkers who work on the Navy base that I work at as well. Maybe you can try tapping into a vetted tenant pool similar to that? I would check out Cozy.Co (it's free) as well. I use that to manage the 3 leases and collect rent. You can also set up a tenant screening/application process on there.

I currently use Cozy.Co to manage my SFR house hack. Easy to use and it's free. May be handing off the property to a PM in the near future though as I am moving a couple hundred miles away and not sure that I wanna manage it on my own.

I wouldn't renew at all and replace her with an on time tenant. The excuse that she just "forgets" in b.s in my opinion. If she really does in fact "forget" to pay her rent on the same day of every single month, she would've taken up the ACH/auto pay options you've given her. I'm willing to bet if you don't remind her at all, she'll be perfectly fine with "forgetting" to pay the rent until you say something.

I have an SFR in Oxnard that I am househacking at the moment but I will be moving to San Diego which is about 3 hours away soon. The current tenants are remaining and I intend on keeping them there as they are good tenants (on time, govt employees, no issues). Does any have any advice for self managing a property like this?

The tenants are already set up on an online portal where they pay their rent and can submit maintenance requests. How would you go about managing keys, lock outs, etc without being in the same town to take care of things if needed? 

I contacted one PM already that was referred to me but they won't take on individual leases on rooms within one property. I have a few other companies to contact but I am doubtful their response will be different. 

Stressing out a bit...

I am currently house hacking my 4br SFR and managing things on my own. I am however moving away in about a month and will be renting out my master bedroom to a 4th person. So there will end up being 4 tenants on 4 separate leases. Does anyone have a Property Manager in Ventura County that would be willing to take on this property?

Hey BP family,

This post is a bit different from my normal ones as this time, I am not looking for REI advice but for rental suggestions.

My girlfriend and I are looking to move to SD in the near future and we have decided to rent for the time being so we can get to know the city. We are looking for a 2BR unit that is in the $2400 price range and will allow our cat and golden retriever. 

We have found a few possible complexes and single family residences but I figure I should reach out to the BP community to see if you guys had any any rental listings in your pocket. 

We ideally want to live in the greater San Diego area (Point Loma, North Park, South Park, Normal Heights, Balboa, Golden Hill) in a SFR but would definitely consider an apartment complex if it it meets our needs (parking, yard/patio for the pets, security).

Yes, it is legal in my city. I have plenty of friends who live with 3 other unrelated people in the various apartment complexes/SFRs. Only difference is that they are all one lease where as each roommate of mine have their own. 

That's where I would see a PM having a problem with that if I wanted each room rented out separately vice one lease for the entire house.

I have a 4br SFR that I currently live in the master and rent out the other 3 bedrooms. Do PM's generally avoid house hack SFR properties? I am looking at possibly moving out and renting out the master along the the other 3 bedrooms. This would bring in more monthly income than renting the whole house out as 1 unit.

Does anyone have any experiences they can share? What kind of this should be considered if I try to explore this route?

I purchased a 4BR SFR in Southern California in 2017 with a 0% VA Loan with a monthly PITI of $2400. I live in the master bedroom and rent out the other three rooms for a total of $2300. I cover the utilities, internet, and yard maintenance which costs me a total of about $360/month. So total out of pocket per month is around $460 compared to when I was paying $1435/month in rent + ~$100/month in utilities for a 1BR apt.

I didn't expect to be cash flowing on this property since I was putting 0% down and a MFR has been hard to find. My goal was to significantly reduce my monthly expenses while adding to my net worth instead of paying rent to add to someone else's. My goal is to continue saving up money and eventually refi into a conventional loan so I can reuse my VA loan to hopefully purchase an MFR this time around.
