Hey @Christian Klock, I help run a meetup group in south jersey, SJREIG. Mostly announced through Instagram, @SJREIG, next meeting is May 19th. Most meetings we do are free but we do some fun paid ones like go-karting, top golf, etc.

I run a group for RE investors in SJ called SJREIG. You can find us on Instagram, would love to have you at one of the next meetings. It's basically a giant social event with all walks of life, and likely any type of RE investor or pro you may need. @Evan Gross there's still deals to be had on MLS. I've found a few in recent months for clients, but they take more work and "look" different and might have to subscribe to different strategies or a blend of things to make it work. For example, one client buying a Triplex breaks even living there right off the bat, but can rent two bedrooms in his own unit as well and cash flow about $1500 a month give or take. Doing 203K reno and will bump rents when able ... Burlington/Mercer are tough for multis except Trenton, Bordentown City is virtually non-existent, Mount Holly has a few ... When they do come up in the nicer towns, tends to be less of a deal so you might be a few hundred out of pocket.

Who is Rebuilt?

Rebuilt is an investment firm focused on sourcing off-market real estate deals. Originally founded in 2018 in Lexington, Kentucky and now have grown to 10 locations in 6 different states.

Hi All! 

While RE meetup #37 didn't go as planned, we learned some fun lessons in pivoting which is something you will often do in real estate and business! That said, I'm excited to intro our next meetup with Bonnie Galam! I’m a little late in posting this so hope you can still make it! 

Bonnie has quite the resume - she is an owner of a 7-figure, 120+ door, self-managed rental portfolio, real estate attorney, founder of Landlord Law School, host of the Good Bones Real Estate Investing Podcast, mom of 2 toddlers, and sometimes she even manages to get some sleep! Bonnie is one of our most active participants, frequenting our SJREIG meetings and this time she will be leading us through a talk about running your business legally and effectively!

Being conservative doesn't hurt. Those numbers are a good estimation in my book. Maybe slightly high for  vacancy if anything but again, being conservative is good.

Such a difficult question to answer… all depends on what you want, the amount of work involved and strategy. 

However you'd be hard pressed to find high COC returns in areas like Marlton or Mount Laurel. In middle of the road type areas I'm still finding 8-9% with relative ease and room for improvement.

I've been doing the BRRRR strategy though yet to refinance, bought 2 in last year and will have 0 money left in after refi (massive reno projects), so it all depends on your capability, and how much grind you want to put in, in my opinion...

The more work, the higher the return should be.

@Joe Martella I'm still finding things to work on! Actually just passed one on to a flipper :). Call me 

@Nadia Hale, I concur with Jacob, All those areas will cash flow less but should be much less headache. I'm in Audubon, have rentals in different towns in the area and finding tenants has been 0 issue, finding GREAT deals takes much more ongoing work and patience.

Hi All! 

Our next meeting will be hosted by Marcus (IG: @Marcgates). 

Marcus has been investing in RE the last 14 months full-time. In that short time, he's been able to acquire 4 doors, completed a fix and flip, and even started a home remodeling business completing several projects already to date. He's done this with the help of the SJREIG community and leaning on like-minded investors, and now is giving back to people who might have been in his shoes just a little over a year ago. 

Marc will be walking us through his newly acquired flip project in Camden, NJ. Marc will share how he found the deal, how he funded it, the #'s, and you'll get to see what a property looks like after it has been taken apart before anything get put back together!
