Post: Real Estate License for a Flipper

I am going to be getting into a few house flipping deals in Northern California and I was curious if it was worth getting my license under a broker to only do 2 deals a year and get MLS access. Obviously it would be nice to cut down on the fixed costs of doing some flips, but is it worth it after all the fee of getting sponsored by a Brokerage to hang my license ? I would be looking to invest in the Napa, Sonoma, Vacaville, and Fairfield areas of CA.

I am currently overwhelmed with options for online classes for California. I was hoping to personally hear from anyone whom has taken online classes for CA before. I currently see options for Kapre, Aceable Agent, CE shop, & RE Express. I wanted to know if anyone had any online recommendations or could personally speak to what online class provider they used or heard good things about. 

After I pass I would be looking to start practicing in the Napa, Sonoma, Fairfield, Davis area!

Post: BRRRR a Mobile Home near Napa, California

So I found a potential BRRRR opportunity I really like for an off MLS mobile home outside of Napa. The issue being I cannot get any idea of what a 2bd mobile home would rent for once it was fixed up to match the neighbor homes. Does anyone have any idea what an upscale mobile homes would rent for in Northern California? Is there a rule or going rate like 1% of total home value typical for mobile homes? I have a great idea of what it would cost if it was a 2bd SFR house, I'm just a little nervous to figure out what the rental potential would be and cant find any comparisons on Zillow, Craigslist or RedFin.

Hey Zeke, do you have to be sponsored by a broke? I would mainly like to take the test in the next year or so but not work full time using my liscense for another decade or so. I mainly wanted it for full MLS Access to help find investment properties. But I dont want to waste any brokers time pretending I would work for them full time immediately or anything

Hey Brandon, thanks for the reply! Okay perfect yes I saw them on google but wasn't 100% sure if it would be a one stop shop to get fulfill all the Ohio pre-reqs to sit for the exam.

Which package did you choose by chance?

I would like to take an accredited online real estate for Ohio. Specifically I would like to do this to learn more about the business and have full access to the MLS. Ideally I would like to start looking at properties in Cincinnati, Columbus or Cleveland.

I wanted to know what accredited online colleges fit all the pre-reqs for Ohio to be able to take the agent exam. I am not looking for a brokerage license. I mainly want MLS access and to practice full time in the future. I just don't want to get suckered into buying prep courses that don't fit the required Ohio curriculum for credits taken!

Any and all information would be greatly appreciated!

A lesson I learned from my first BRRRR is to understand your source(s) of funding and exactly how those sources translate to holding cost during a rehab. I took on a slightly larger rehab for my first project and, surprise, it ran over the projected rehab period!

Lucky for me I funded the deal with a combination of cash and a lower interest personal loan so it didn’t totally crush my numbers. Had I used a hard money loan I may have left more money in the deal after the refinance.

Always understand what worst case scenario might mean in terms of all cash obligations

 Hey Jon, Yes that is exactly what one of my first is for my potential first deal ahah that's why I am trying to gather as much information on what to look for prior so I have no real surprises down the road! That's awesome you were able to pull it off in the end!
