Has anyone invested in Class B+/A condos? 2 beds rents around 1000-1200 with purchase price of around 80K.  VERY desirable area of Indianapolis.

Just a few numbers as to not bore anyone!

 Cap Rate 8.5%

Cash on Cash Return: 16.9%

20% Down

Cash flow about 2700 annually

They have conversion kits that are UL approved. Did that recently in one of mine. Google it. Do not have to rewire the house.

Jersey is expensive. I own a place on LBI and hard to invest for cash flow. Invest out of state and get more bang for your buck!
