For conducting showings, we have deferred to using smartlocks! Igloo homes offer bluetooth enabled lock pairing so the property doesn't need wifi. Install one of their deadbolt locks, then when a tenant inquires about a property they will simply reach out to the owner and the owner can dish out a temporary code from their phone!

Security is a priority so we make sure to ID verify tenants before they are granted the code.

For us, the owner initiates the request with the warranty company so that we don't have to ask for their log in and use their account. Once a worker is selected, my team takes over to facilitate communication between that worker and the tenant. Billing is sent directly to the owner per their warranty agreement.

So its not directly that we work with them, but more so collaborate with the owner to utilize the resources they have. 

We feel like warranties are good for home owners and can save some money down the road.

Are you looking for tips? Networking with other agents? Market your properties?

Each of those have media platforms that can directly benefit. I would say for marketing and learning new things TikTok (i know) is king right now. For building own personal brand I would start on instagram and post stories. Networking is great here on BP, local FB groups and reddit subgroups are also a good place to explore.

Cold emailing is one of those things that is an old reliable, just like knocking on doors or making cold calls. It works BUT needs to be done at a very high volume. Consistently sending out hundreds of emails a month is the only way you can see valuable leads come in.

What were you looking to get from the software? If you are looking to rent out the storage units yourself a simple spreadsheet to track renter income and expenses should be sufficient.

Hey Sean, I have heard that Stessa is a good website to track financials with investment properties. They have a pretty dynamic dashboard and customization. Im not sure about automation, it depends on what you are specifically trying to do.
