Job sourcing websites like Thumbtack and Task Rabbit are great for these quick task hires! They usually can make the trip for you for about $100.

Hey Linda, 

On top of what everyone else has already mentioned I think prioritizing the relationship you have with that tenant currently is also important. If they are paying rent on time and don't cause problems you are lucky! A 30/60 day notice is appropriate so they have time to adjust and depending on where you are, I wouldn't hike up the price all the way. Try to get a sense of where they are at financially and see if you can come up with an annual rent increase plan. Be reasonable and I'm sure they can understand.

The application and screening process is critical for ensuring a smoother rental process down the road! Treating it almost as an interview process, I think reaching out to old landlords and work mangers is just as important as a good credit score. Getting that personal sense of what kind of tenant you are about to sign is much better qualitative feedback. 

Of course life happens and not everyone that "passes" the screening turns out to be a perfect tenant, but as the landlord the risk prevention starts at square one.
