D4$ is a game of numbers, I have used the app dealmachine that does a pretty good job of keeping you from searching tax records, the web site "truepeoplesearch.com" can find phone, and some times an email address.  I know that in a average/ low pressure market you get 1 deal out of 300-450 leads.  In a high appreciation market like here in Seattle it can be one deal for every 600-1200 leads. 

And personally after living in Anchorage for 4 years, there are a lot of what we in the lower 48 considered "distressed" that owners there are content with.

Drywall finishing sucks takes time and art in WA state Seattle area that would be a cheap job way closer to 8K here. you know what they say "get 3 quotes"

Most auctions require funds with in 24 hrs and don't like loan contingencies, what site is this through?

it's good to get your pre-work done for a lender as their terms can change based on your experience with investment properties, credit score, rehab budget, and appraisal. HML also vary a ton on how they do or if they need appraisal.

When doing home owner electrical plumbing permitted self work is possible but usually require that you reside in the property for minn 1 year versus renting or selling.

Ohh and gor all the youngins out there BCC stands for "blind carbon copy" back when you used carbon papers to create multiples

You just gave them all your buyers list & now they have it in case they want to shop a deal they find instead of going to you.

Also have you ever priced the difference to have them assemble it and shipped assembled(i know freight will be more, but how much more vs. you taking the time to assemble).


 They make the layout for you and are good at making adjustments.  Pre-assembled I want to say is like 50% more.  If you buy enough (with full remodel usuallyis) it's free shipping. They are fairly easy to assemble.

There are so many things to know for buying at auction have the cashier check ready, do you know how to evict? Are there any liens that won't fall off back property taxes, age expected updates and repairs zoning flood plain issues the list goes on.  Doesn't mean you can't over half my flips have been bought at auction.  My experience 80% of properties scheduled for auction get postponed or canceled.

Heads up a lot of rental loans have prepayment penalties so you may end up holding it for upto 3 years.  If you rented it for a year, & then decide to sell, you have to get the tenants out & then what repairs/ refresh will you have to do to get the property ready to list again? there will be wear & tear!  If you want to sell as turnkey rental with tenants in place that will probably be below full market value but less hassles.
