I am on the side of how will it effect over all impressions move in no worries readiness and time on market. If I put out a house that still has things to be done to make it competitive on the market for my target price you will sit on the market and/ or take a price cut. Extended carrying costs especially if HML can change a deal quickly.

and I know few flippers who put their target ARV below the move in ready comps if not higher, lol

Hey Everyone we are going to be building a duplex to be a rental and wanted to know what kind of things you would recommend upgrading/ doing special?   I know I plan to put blocking for towel bars but what other things would your recommend to "harden" the property for long term success.  Thoughts on in ground sprinkler system? etc... 

Thanks for any input on the what to do or any learning experiences you may have had with a new build project!

I have used bestonlinecabinets.com for multiple projects great real wood quality and fairly easy assembly and good support as well as direct shipping usually included for a full remodel.

If you can't make enough money to make it worth while, then why would some one buy it after you take a cut off the profit?  The only reason I can see to not flip but wholesale a property would be that you and your crew are too busy, and just can't do it.  Then peel off the most profitable or most interesting.

We do a lot of bank foreclosures auctions, when we post the "notice of sale" which tells the resident what their time line is legally, we also give them a "relocation assistance agreement"  cash for keys.  

We basically frame it as, well here is when you have to be out, but if you make it easy/ faster we can give you this cash.  The agreement also makes it clear that they agree to move out and are to not damage the property.  In WA you can also do an "inspection"/ walk through to verify your property condition with 24 hr notice.  

I know property tax sales are a little different and create a handfull of title issues.

the other thing is stove ventilation.  Downdraft stoves that vent through crawl spaces are silly expensive rare and very precise on install

Usually probate have to have  public announcements in a very cheap paper, that typically names the the personalrep.  Then you can do a property or deed of trust filing in public records to see if they owned property to flip.

Amount of time invested vs profit, if it's easy peasy and makes enough to pay me for the month or 2 why not.  If it's a beast and full rehab it better make my year. 

This is all dependent on knowing your #s are solid all of them buy right, rehab right, ARV right
