Manayunk and Roxborough are great. I own places in both. The cash flow is steady and it is easy to find renters. The only issue I would say, is the housing values don’t increase as much. Compared to other parts of the city.

Hi Everyone, So I recently took a new position that made me relocate out of the Philadelphia area. I own my home in Manayunk and have been Airbnb’n my guest room for awhile and doing great with that. I am contemplating on if I should rent out my entire home. Where I can most likely get between $1600-1700 a month. Or Airbnb my entire place, which would be completely furnished. I figure I could most likely get between $150 a night. I am not sure the market for a full home rental in Manayunk for Airbnb. I do like having the option of not my home not getting as much wear and tear and being able to use it when I want for a weekend. I would love your thoughts. Thanks

Thanks for the insight, I guess the same thing has been said about Camden or Newark NJ.  Great potential, however still hasn't quite taken off.  Taxes seem quite reasonable imho, I have to think with KOP development Norristown would have to see some benefits.  Im not quite sure of the rents that this area demands though. It gives people who have less money to put down as a down payment.  Still a chance to get into real estate by a population that is growing.

I saw a post earlier asking where in Philadelphia people should buy. Philadelphia is still quite affordable compared to the rest of the northeast and mid Atlantic. I know norristown has had some crime issues in the past. For giggles I looked at what places are selling for in the area by the train stop. They were dirt cheap. With a train line that takes you directly to center city and being right next to major highways. I feel that Norristown would be and is a good investment town for the future. I would love to hear some thoughts.

You usually need a year, however being that your husband is in the military. There might be some rule bending for you guys.

Are there any lobbyist groups that are out there looking out for landlords? The laws in most states are so skewed in the renters favor. We take the all the risk and it seems we get the short end of the stick. It would be nice if the laws were more even. If tenants met certain criteria, it would be nice to have any easy eviction process. Just curious or seeing if there is anything we can do to protect ourselves better. Thanks!

Philadelphia made AirBnB legal.  You get taxed and the city takes out their cut.  Plus there seems to be a nice flow all year long due to people on business, visiting their children in college or city events.

I buy direct from GE, however Home Depot & Lowe’s usually has great deals on appliances that are dinged or dented.

@russellbrazil Ok, so can I just say I am now asking for a higher monthly rent and mention nothing about the service animal? Or since I have been advertising it at $1500, I can’t say I am now looking for $1525 or $1550? Being that nothing has been signed. Also, I currently have a different family who has completed a background check already, while the tenant I’ve been asking about has only filled out a application. No lease has been signed, which is why I am still showing it. This is good to know for the future and thanks for your help.
