Where to Invest In Philly
HI All,
I am looking for investment opportunities in Philadelphia, specifically in single fam or small multi-fam homes. After seeing about 30 properties all over the city, we found that Manayunk and Roxborough were the only alternatives with reasonable cash flow without dipping into highly questionable neighborhoods.
Does anyone have any thoughts on investing in these particular areas? Are there other areas folks would recommend looking at with favorable price to rent figures in decent neighborhoods?
Appreciate any thoughts.

@Blake M. - I'm investing in West Passyunk area (just above Girard Estates, just below Point Breeze). It's a niche area with low to mid $100K homes, some are lightly rehabbed ready to rent. Others are diamonds in the rough which can get a good cosmetic reno and after Refi, produce a good COC return. Check it out.
Snyder south to passyunk ave.. 24th to 16th st (approx.). On google maps its literally a triangle shape. 5 min walk to grocery stores, HD, petsmart, gym. Few min drive to 76. Septa buses running up and back to the city (and stadiums). Eateries, etc. Great potential there!
