Hi Taylor, there are some great options and pros and cons of house hacking. There are a few duplexes available in some of the less desirable areas for a reasonable price.  We have helped many clients realize their dreams. Whether you would like to rent out rooms, do Air bnb or get a duplex. I had one client rent one side of his duplex and then air bnb his room where he would stay in the living room to maximize rental potential.  

Most properties will give you benefit especially if you consider that you will not have to pay rent and over the long term most properties will appreciate.  

Even if you can set aside a few hundred dollars out of the rent you receive and the rent you would have paid in your apartment you will get ahead very vast.  

Another way to add value is if you can put in some sweat equity.

Hi David, welcome to Colorado. My go-to lender is John Barry at Houz mortgage. They have helped us save many deals through their hard work and their options. He almost never says it can't be done and works to find out how it can be done. You will be very satisfied if you choose to use them.

Hi Hailey, would work with a local Realtor in the cities you are interested in. There are a lot of opportunities in Tennessee and Ohio that might work for you to buy outright. The Realtor in the area can suggest a property management company to help protect your investments. If you need help locating a Realtor to assist you let me know and I can find one for you.

Hi Karen, there are many great opportunities for you in your situation. Do you currently own your home?  If you do not currently own, then you can buy and your 50k could easily cover your down payment and your closing costs. The market has slowed down a little currently and you have some opportunities for some good deals.  

Many people believe that a crash is coming. I don't necessarily agree. I feel that our economy is good and we have an influx of companies. Also if you are thinking about rents, rents have been going up here in Colorado and we still have a housing shortage. Renters can be found and rent continues to go up. 

Another thing to think about is that most people have more than recouped any lost appreciation in the last crash and your investment in the property is a relatively safe long term investment.

Hi Patrick, 

Welcome to BP and Denver. It seems like this would be a very risky endeavor. There are some other opportunities that might work for you. Many people will house hack their current house by renting rooms instead of buying a legal duplex.  

There are some areas where this will work and also some areas with a smaller purchase price to get you started. 

I would not recommend going negative. It is hard to judge appreciation in a duplex.

Hi @Tareq Salaita There has been a change in the market. Not necessarily a bubble bursting but no market can sustain 10% appreciation YOY for long.  The high purchase price homes are still sitting on the market and the lower homes are going within 1-2 weeks.  The good news is that there are always opportunities in every market.
