Hi Courtney, welcome to BP. The market right now is in a shift and in 3 to 5 years could be in several different areas. Businesses and people are still moving here and that should continue for the foreseeable future. When the roads get more congested people may slowly stop moving in.  

As it gets closer to the time you move here we can get a little more accurate on the market and what areas are feasible. 

Also, the newer neighborhoods don't have many duplexes or triplexes and zoning is primarily for SFH.

Most appliance less than 2 years old. Carpet less than 2 years old. New furnace in January. Surround sound speakers in ceiling of living room. Rv parking next to the house, best of all NO HOA. 2 sheds with electricity. Close to the airport and Buckley Air Force Base. Please use side gate to see the massive, flat back yard.

 Has solar which will reduce electric bill(can be paid off with the right offer) Rentometer estimates rents around$1900 in the area.

Hi Tanner, Welcome to BP. There are flips everywhere. It all depends on the price point and condition of the flip. There are a lot of old houses that need help. 

For a lower entry point, Thornton, Aurora and federal heights are good places to start.

Hi Jonathan, welcome to BP. Right now Stapleton is a good place for younger individuals and most things are within walking distance or a bus ride. Highlands is a great neighborhood. 

If you are planning on having a car if you go to some of the areas away from the city you can have some great options. 

Depending on your approval, you can use some of the duplex income to qualify for a larger amount to buy the duplex and there are several that show up between the 500 and 1 million mark all around Denver. 

Make sure the Realtor you use is investment minded and can look at cap rates and options for AirBNB so you know the best way to utilize each property.

Hi Brandton, It depends on the house and the price. Can you use the money you pull out to make more than $700 a month? If you can, get out, capitalize the equity and move it to another investment. We can do a CMA and check the market for how quick they are selling.
