hi all. i have a family member trying to transfer property to another relative.

property details:

purchase price 415k in 2004

about 200k left on VA loan

current valuation about 500k

the owner is trying to transfer the property to another relative without an agent. I'm thinking quitclaim the title, then, if allowed, transfer the mortgage, then cashout refinance to pay the original owner some money.

Is this the best route to take?

there would be no down payment required because of how much equity is in the household, correct? looking to cash out about 150k

if the mortgage is not assumable, what other options do i have?

Hey,

After speaking with a few investors on their opinions of the Las Vegas real estate market, a few mentioned the volatility of prices associated with this area. Does anybody who owns property or works in the Las Vegas real estate industry know some of the causes lf

Las Vegas’ history of volatile prices?

Looking into purchasing a sfh in 89014 as a rental property. I've got nothing but numbers so far on my research so some real life situations and feedback would be helpful at this point. Any experienced landlords in this specific area code? How long have you all been invested in this area and what are your thoughts on the tenants/vacancy/appreciation in this area? Any tips would be appreciated.

Looking for a San Diego tax professional that can help me plan ahead. Is anybody here one, or does anyone know of one?

Hey all,

I am planning on renting out my condo that is half a mile from a university. What are things that I have to watch out for or prep up for when renting to students. How far in advance do you market these rentals? How do you stay competitive when marketing? What does your screening process look like? How long are your typical leases? Anything beyond these questions also help.

Also please drop any book or podcast episode recommendations about this topic.

Thanks in advance!

Hey all,

I’ve spoken to a few investors on the topic and I noticed how everyone had their own way of doing things. I was curious to see how each of you screen your tenants— what does your process look like? What things are non negotiable? What things are you more lenient towards? What sticks out as red flags or green flags? Etc.

Hey all

I am currently househacking a 2 bd 2 ba condo next to a university. Planning on fully renting the place this year. Posting this for any tips anyone wishes to share, as this will be my first rental. Anything helps. Thanks!

Hypothetically if a close to identical house and a condo are in the same neighborhood with the same bd/ba and same sq footage. You would expect the house to be priced higher right?
